Fixed, adjustable, or something you should probably skip

How to choose between a fixed-rate mortgage and an ARM, and when a balloon or interest-only loan is a bet rather than a plan.

The loan type is a decision about the future payment, not a personality test. Three shapes cover almost every conversation.

Fixed rate

The interest rate does not change. Principal and interest stay the same for 10, 15, 20, or 30 years. Taxes and insurance can still change the amount drafted from your account. A shorter term costs more each month and finishes sooner. A 30-year term is easier to qualify for and slower to build equity. Neither one is morally superior. Run both payments and both interest totals. The payment calculator does the first part if you type a rate.

Adjustable rate

An ARM is fixed for a while, then it can move. The moving part is an index plus a margin, limited by caps. The starting payment is the advertisement. The payment at the lifetime cap is the one that has to fit your life, or you need a real plan to sell or refinance before you get there. “I will just refinance” is not a plan if credit, values, or guidelines have changed by then.

Ask, in writing, for the fixed period, the index, the margin, the periodic cap, and the lifetime cap. If someone will not put those on a page, you do not have an ARM quote. You have a mood.

The ones to be careful with

An interest-only period keeps the payment down by not paying principal. The balance does not shrink. A balloon asks you to pay or refinance a large leftover balance on a date. Both can be the right tool for a specific, funded plan. Both are a bad default for a family that wants one house and one payment. If you cannot describe the exit, do not take the product because the first year’s number looks kind.

Compare the programs in plain language, then ask which of them a lender will actually offer you. That second question is the one that matters.
