Who it is for
- You are an eligible veteran, active-duty service member, or, in some cases, a surviving spouse.
- You will live in the home.
- You want the VA option compared with conventional, not assumed.
How it usually works
- Eligibility starts with a Certificate of Eligibility. We will tell you what we need to request it.
- Many eligible buyers put no money down. Closing costs and the funding fee are separate questions.
- The VA funding fee can often be financed. Some veterans with a service-connected disability are exempt. We will not guess. We will check.

Questions worth asking
- Am I eligible, and is any of my entitlement already in use?
- Do I owe the funding fee, and can it be financed?
- What closing costs am I still expected to bring?
