No mystery steps
The mortgage process
The loan is mostly paperwork that shows what you earn, where you have lived, what you owe, and what you have in the bank. I will try to make that simple. If a step is confusing, ask.
Step 1
Pre-qualification
We start with your goals, income, debts, and a price range. A pre-qualification on this website is a conversation. It is not a credit pull and not a commitment to lend. A fuller pre-approval, when you want one, is started through the secure application.
Step 2
House shopping or a refinance plan
Purchase clients use a clear price range with their real estate agent. Refinance clients decide whether a new loan actually helps after closing costs. Either way, you should not feel rushed into a number.
Step 3
Loan application
When you are ready, we gather documents and open the application. You should receive a Loan Estimate that shows the rate, the monthly principal and interest, taxes and insurance when they are part of the payment, and closing costs.
Step 4
Processing
The processor collects what the lender still needs about you and the property, checks that the file is complete, and gets it ready for underwriting.
Step 5
Underwriting
The underwriter decides whether you and the property fit the loan you applied for. They look at credit, the ability to repay, and the appraisal and title work. Conditions are normal. We will tell you what they are in plain language.
Step 6
Closing
You sign the documents that finish the loan and, on a purchase, the documents with the seller. After signing, the title company handles recording and funding. Ask questions before you sign, not after.
A complete purchase often takes roughly three to six weeks after the application is in. The previous site described a typical range of about 21 to 45 days. Your file sets the real date.
Step one
Step one is the application.
Apply on the secure portal. Luke calls after it is in. A pre-qualification on this site is only a conversation, not a credit pull and not a commitment to lend.
