We shop. You decide.
Why use a mortgage broker?
Mortgage brokers are licensed to help you compare financing. The alternative is calling lenders one at a time and trying to compare terms that are not written the same way. A broker does that shopping with you.
Brokers work for you, not the banks. Choosing a loan that does not fit can cost thousands over the years. There are more options than one bank’s menu, and keeping up with them is a job. That is the job.
- 1
One conversation instead of calling lender after lender yourself.
- 2
Access to many lenders, so the loan can fit the file — purchase, refinance, self-employed income, or a property that is not a plain primary home.
- 3
You are not sitting across from someone who can offer only that bank’s products.
- 4
A pre-qualification before you write an offer, so your agent knows a price range.
- 5
Help reading the Loan Estimate: rate, APR, cash to close, and what is still an estimate.
- 6
Someone who stays with the file through processing, underwriting conditions, and closing.
- 7
No charge from us to shop. The lender’s fees, if any, show up on your Loan Estimate before you commit.
- 8
Repeat business and referrals are how a small brokerage lives, so a bad fit is a bad idea for us too.
You do not call one insurance company and hope. You compare. Do the same with the mortgage. Call the broker first, before a stack of credit pulls from random applications makes the file messier.
Step one
Step one is the application.
Apply on the secure portal. Luke calls after it is in. A pre-qualification on this site is only a conversation, not a credit pull and not a commitment to lend.
