What a pre-qualification actually does

A pre-qualification is a price-range conversation. It is not a credit pull, and it is not a promise that a lender will fund your loan.

A pre-qualification is how you find out, early, whether the house you are circling is in a range you can talk about with a straight face. You share income, debts, cash, and the state where you want to buy. A loan officer tells you what that picture suggests. You use it with your real estate agent so you are not writing offers on homes that were never realistic.

That is all it is.

It is not a credit pull. The form on this website does not ask for a Social Security number, and it does not check your credit. It is not a commitment to lend. The house still has to appraise, the title has to come back clean enough, and an underwriter still has to say yes to the full file.

A pre-approval is the next step up. A lender looks at credit, income documents, and assets, and issues a conditional letter. Sellers and agents take that more seriously. It is still conditional. The property is not approved until it is approved.

What to have nearby

You do not need a perfect folder to start the conversation. It helps to know:

If you are self-employed, say so at the beginning. Tax returns, not your bank balance alone, are usually what a lender will use.

What to do with the number

Ask for two numbers: the payment a guideline might allow, and the payment you would actually sleep with. Shop for the second one. A maximum is not a recommendation.

Then ask which loan types are even in the conversation — conventional, FHA, VA, USDA — and which one you should ignore. The calculators on this site let you test a price and a rate you type in. They will not tell you the rate. Get pre-qualified when you want Luke to look at your situation, or open the secure application when you are ready for a real file.
