Credit and your mortgage

Credit is one part of a mortgage file: the score, the history behind it, and the debts that land in your debt-to-income ratio. We can explain what lenders are likely to question — a recent late payment, a collection, a new car loan opened last month — and which documents tell that story. We do not sell credit repair, and we do not promise that a score will rise.

Who it is for

  • You want a straight answer before you pay anyone to “fix” your credit.
  • You have a specific mark on your report and want to know if it is fatal or explainable.
  • You are about to finance a car or open a card, and you are also about to buy a house.

How it usually works

  • Get your reports free at AnnualCreditReport.com and read them.
  • Dispute real errors with the bureaus. Do not pay a company to dispute accurate history.
  • Bring the report when we talk. We will tell you what a lender is likely to do with it, without pulling credit on this website.

Read this before you get attached

  • Opening new accounts or co-signing during a mortgage can change the approval.
  • Quick-fix credit schemes can make a file worse.
  • The old website had a page called credit improvement. This page is education unless you decide to offer something more and say so plainly.

Questions worth asking

  • Which items on my report will a lender actually care about?
  • Should I pay off a collection, or ask you before I do?
  • What should I avoid doing for the next 60 days?

Step one is the application.
