Home equity and HELOC

Home equity is the gap between what the home is worth and what you owe. You can sometimes turn part of it into cash with a cash-out refinance, a closed-end home equity loan, or a home equity line of credit (HELOC). A HELOC is a line you draw from, often at a variable rate, with the house as collateral.

Who it is for

  • You need money for a project or a defined bill, and you may not need it all on day one.
  • You want to compare a second loan against replacing the first mortgage.
  • You can afford the payment when the rate on a line moves up.

How it usually works

  • We start with value, the first mortgage, and what the money is for.
  • A HELOC, a home equity loan, and a cash-out refinance solve different problems. We will say which one a lender is actually offering.
  • Renovation loans, including FHA 203(k), are a separate path when the work is part of the purchase or refinance itself.

Read this before you get attached

  • A line of credit is easy to treat like a credit card. It is secured by the house.
  • Many HELOCs have a draw period and then a repayment period when the payment jumps.
  • The old website talked about equity and renovations. It did not publish a specific HELOC rate or lender list, and neither does this one.

Questions worth asking

  • Is this a line of credit, a lump-sum second mortgage, or a refinance of my first mortgage?
  • Is the rate fixed or variable, and what is the cap?
  • What is the payment when the draw period ends?

Ask which equity product is available right now: a HELOC, a home-equity loan, or a cash-out refinance.
