Refinance and equity

Renovation and FHA 203(k)

Some houses are the right house only after the work is done. A renovation loan, including FHA’s 203(k) programs, can wrap purchase or refinance money and repair money into one loan. It is more paperwork than a standard mortgage because someone has to define the work, the bids, and the inspections.

Who it is for

  • The house you want will not pass a standard appraisal, or it needs work you cannot pay for in cash.
  • You are willing to live with a rehab timeline, contractors, and draws.
  • You have compared this with buying a finished house or using a separate equity line later.

How it usually works

  • We confirm whether the job fits a limited 203(k), a standard 203(k), or a conventional renovation program.
  • Contractors, bids, and a consultant may be required. That is the program, not a surprise.
  • Draws are released as work is finished. You do not usually get the whole repair budget on day one.

Read this before you get attached

  • Renovation loans take longer than a plain purchase.
  • If the bids are thin, you can run out of money mid-project.
  • FHA mortgage insurance still applies on an FHA 203(k).

Questions worth asking

  • Limited or standard 203(k), and why?
  • Who approves the contractor, and what happens if they do not finish?
  • What is the payment based on: purchase price, or purchase price plus repairs?

Ask whether a 203(k) or another renovation loan is available for your project before you write an offer that depends on it.
